History & Bios

Charlie Waterman and Ken Tousley founded Hamilton Urban Partners in 2010 after the two principals collaborated on several projects from October 2008 through the end of 2009.  The partners both have deep roots in the Pacific Northwest and firmly believe in the future growth potential of this area.

Charlie Waterman began his real estate career in 2002 and has successfully executed multiple real estate investment and development opportunities in the time since. His experience spans the entire development cycle from land acquisition, design, and construction to lease-up, stabilization, financing, and disposition. Prior to HUP, Charlie founded Waterman & Company in 2007, a real estate investment and development company focused on mixed-use development in Seattle neighborhoods. Between 2002 and 2007, Charlie acted as Vice President for Waterman Limited, a Seattle based real estate investment company where he opportunistically pursued various real estate investment and development opportunities. Charlie has an MBA from University of Washington’s Foster Business School and a BA from Hamilton College.

Ken Tousley began his multifamily real estate career in 1993 and has a wide range of experience with apartments and condominiums, including asset management, development, brokerage and property management. Prior to teaming up with Mr. Waterman, Ken founded Concorde Group, a multifamily development and investment organization focused on the Seattle apartment market. Before founding his own company, he acted as the Development Manager for Mosaic Homes, a development company focused on large scale (100-300 unit) condominium conversions and apartment reposition opportunities. Ken has an MBA from Thunderbird and a BA from Hamilton College.
