Hamilton Urban Partners rapidly leased up the building shortly after completing more than $200K in construction work to obtain occupancy. The project is located behind Group Health on Capitol Hill and just one block from 15th Ave East – a popular retail corridor. Hamilton Urban has managed the property since closing in December 2008 and intends to retain the property in its portfolio for the medium to long term.

The building features 7 one bedroom units and 1 three bedroom penthouse. Concorde Group has managed the property since acquiring it in 2008.

Waterman & Company purchased the development site in November 2007 and has been working through the entitlement process with the city while fine tuning development plans based on current economic conditions. The project is currently slated to begin construction in 2015.

Waterman & Company completed several unit updates in 2008 and managed the property through mid-2012 when Hamilton Urban assumed the main operating role for the asset. A sixteen unit apartment building with five stories of wood frame over 1 level of parking. The property is located one the eastern edge of downtown Tacoma within short walking distance to retail amenities and downtown. Waterman & Company developed the property between 2005 and 2008 and managed it through June 2012 when Hamilton Urban assumed the main operating role for the asset. The building contains a mix of one and two bedroom units (6 & 8 respectively) along with two large penthouses on the top floor. Waterman & Company intends to hold this property long term.
WESTRIDGE PARK: Feb 2007 – May 2008

Mr. Tousley acted as asset manager for Mosaic Homes which acquired and renovated this $34M 239 unit garden style apartment community located in Seattle’s West Seattle neighborhood. In this capacity, Mr. Tousley oversaw a third party property management company and led the deployment of approximately $3M in property renovations. Mosaic Homes intends to hold this trophy asset on a long term basis.
BLUEGRASS: Oct 2005 – Nov 2007

Mr. Tousley acted as development manager for Mosaic Homes, which acquired and converted to condominiums this 221 unit garden style apartment community located in South Everett. In this capacity, Mr. Tousley oversaw all development and management, including both a rental property management firm and a condominium management group. The project was successfully completed and operates today as a condominium community.
CHAR HILL ESTATES: Nov 2004 – Aug 2005

A 12-lot land development in North East Tacoma. Mr. Waterman managed the land purchase, lot development, and sale of single family building lots to a local home builder. The project was successfully sold in the summer of 2005 to a builder who constructed and sold spec homes.
PARKVIEW TOWNHOMES: Feb 2003 – Nov 2005

A fifteen unit zero lot line townhouse community in the Manitou neighborhood of Tacoma, WA developed by Mt. Tahoma, LLC, a company managed by Mr. Waterman. He was responsible for all aspects of the development from land purchase, entitlement, construction, and disposition of each individual unit. The $3.0M project was successfully sold out in 2005 due in large part to its thought through design and attractive location next to a large park / playfield with views of Mt. Rainier to the East.
