We are excited to announce that Hamilton Urban Partners has closed on a
development deal in the North Ballard / Loyal Heights neighborhood of Seattle.
Just up the street from the vibrant Ballard district, this safe, walkable, and transit-friendly location is currently the site of Restaurante Michoacan. The restaurant will stay on as a tenant during the entitlement process. With the permit process starting up soon and preliminary construction estimated to begin in early 2018, we are excited to add this project to HUP’s portfolio. Seattle’s Design Review Program has launched its first People’s Choice Award, honoring excellence in urban design. Out of 160 projects, Wellington Lofts has been selected as one of nine finalists to be voted on. Click here to cast your vote now.
The mixed-use project will include 52 apartment homes and approximately 3,000 sf of ground floor retail. Dan Piantanida of GP Realty Finance arranged for First Savings Bank NW to act as the lender for this project. The general contractor will be Pacific Continental Construction and the project is scheduled to break ground in August, 2015 and should be ready for occupancy in January, 2017.
Purchased in August 2014, Prospect Court has already undergone extensive renovations. An additional apartment home has been added, bringing the total unit count to 12. The exterior received a full repaint, improved landscaping and a new private fenced courtyard with a community grill. Interior upgrades included refinished hardwood floors with a rich walnut color, imported granite counters, modernized kitchens, and updated bathrooms.
Significant progress has been made on updating the unit interiors at the Columbia Green Apartments. There are still a few units waiting to receive modern finishes, but we are very happy with the results so far. Check out these impressive before and after pictures.
Work has begun updating both the exterior and interior of the Columbia Green Apartments. Curb appeal will be enhanced by adding a fresh coat of paint, freshening up the landscaping, and modernizing the look of the railings. Common areas are getting new tile flooring and natural light in hallways will be maximized by replacing solid exit doors with glass. Exterior and common area improvements are on schedule to be completed by August 2015.
